Points Calculation
Members typically earn five base points for each dollar spent on qualifying expenses, excluding taxes, reservation fees, cleaning, security deposits, and gratuities. During this offer, base bonus points are earned at five times the rate, for a total of 25x points for every dollar.
Elite bonus points: Bonus points for promotions are calculated based on base points and do not include Elite Bonus Points.

Exceptions: Points will not be earned on stays booked through third-party websites, rewards or stays at Marriott hotels, residences and executive suites.
Example of points accrual for a Platinum member:
25 points for every dollar (5 basic points for every dollar * 5) + 2.5 points for every dollar (for the elite Platinum level 5 basic points for every dollar + 50%) = 27.5 Marriott Bonvoy points for every dollar
Additional Information
- Posting Time: Points will be posted to the member’s account within 72 hours of completing the stay.
- Miles: Members opting to earn miles are not eligible for this promotion.
Conclusion
Unlike a Homes & Villas promo last year, this latest promotion won’t be worth a mattress run. That’s not to say it won’t be incredibly rewarding though if you’re looking to book a vacation rental with cash. Homes & Villas stay ordinarily earn 5x Marriott Bonvoy points, so this 5x promo means you’ll earn a total of 25x points per dollar. If you have status with Marriott, you’ll earn even more bonus points, but that earning multiplier will only be calculated on the 5x base points you earn rather than the full 25x.
